How We Work With Agents | Brokers and Developers

Design

  • Our approach combines architectural thinking with sensory marketing. In addition to space planning and design, we work with art curators, scent experts, musicians and sensory marketing specialists to shape how a property is perceived beyond the visual layer.

The result is a structured, intentional sensory journey experience rather than a decorative styling.

Scale

  • We typically work with properties from 3,200 sqft onward. This scale represents the ideal minimum size at which we can fully stage and style the property while integrating sound and scent into a cohesive sensory journey.

Scope

  • No.

We design the entire listing as one cohesive experience, where each space supports the next and reinforces a clear narrative. Every item contributes to the overall flow and emotional rhythm of the listing and from our perspective, partial staging of a property compromises that experience.

Process

  • No.

When designed correctly, scent and sound are not perceived as features. They operate subtly in the background, supporting comfort, focus and emotional clarity without drawing attention to themselves or interrupting the showing process.

Timeline

  • It’s always best if we are included in the process from the moment you decide to list your property. With that said, once our proposal is approved, we typically schedule staging within 5 to 7 business days.

Purchasing

  • Yes.

Many buyers fall in love with the space as it is. We offer post-sale packages for buyers who want to keep the furniture and accessories, making the transition even smoother.
