The Proposal
The process begins with an exchange of key property detail. Location, layout and desired market positioning. Using visual references provided, our design team conducts an evaluation and prepares a report which includes a to-do list and a bespoke staging proposal tailored to the home’s unique character and target audience.
Vision Board
After the approval of our proposed design, the team curates a tailored concept that reflects the home’s character and target market. You’ll receive a clear, visually driven proposal, outlining the staging direction, recommended pieces, total piece number and mood board references - designed to help you envision the transformation with confidence.
Delivery
Once the proposal is approved, we prepare the selected inventory and arrange for delivery. If not asked to do otherwise, clients manage the delivery and on-site placement, using our layouts and visual guidelines as a reference. Our design team then steps in for a final walkthrough, ensuring the layout, styling and accents align with the staging vision and meet agreed-upon aesthetic standards.
Final Touch
With the staging complete, we conduct a final inspection to refine every detail - from pillow placement to lighting accents. This final touch phase ensures the home is not only camera-ready but emotionally engaging, helping it stand out in listing photos and private showings alike.
Also Beacon’s curated staging kits are placed with care - textured throws on the sofas, thoughtfully arranged coffee table books, fresh towels in the bathrooms and ambient candles or diffusers that introduce subtle yet inviting scents throughout the home. These finishing touches aren’t just decorative, they’re emotional cues designed to create warmth, memory and connection the moment someone walks through the door.
Photo Prep
We provide a tailored shot list for the photographer that highlights focal points we want to emphasize.
Like the warmth of the kitchen filled with morning light, the joy of children’s books neatly arranged in a cozy play corner or the outdoor seating area that hints a family time by the pool. Every image is crafted to help potential buyers picture themselves living fully and happily in the space.
Listing Period
While the home is listed, its presentation must remain flawless. Should the property remain on the market longer than expected, we offer an optional refreshing service. This includes inspecting and maintaining the furnishings, adjust styling details and refresh the staging kits to ensure everything feels as polished and welcoming as day one. This helps preserve the emotional impact of the space for every potential buyer who walks in at any moment.
Destage & Purchasing
As your home transitions into its next chapter, we remain involved with a supportive approach - offering guidance to ensure a smooth conclusion to the staging process.
For buyers who connect emotionally with the staged environment, we offer the option to purchase the selection of furnishings and decorative pieces, allowing them to carry that curated warmth into their new home.
